Located in a private, gated community, the main house features wifi internet, 7 large bedrooms, each equipped with large flat-screen televisions. The large living and dining area is the perfect social area for a large family or group of friends. The house also features an oversized patio with seating for 20 or more that overlooks the beautiful private beach. The second house features two additional bedrooms and has its own full-size living area with a large-screen TV, wifi internet, and kitchen. The property also has a pool and comes complete with beach towels, full-size washers and dryers in each house, a barbeque grill, and plenty of opportunity to make the memories of a lifetime! 7 bedroom main house can be rented for reduced pricing- please call for pricing discount.

Cancellation Policy

Full payment of rental is due and payable upon booking a reservation. Cancellations greater than 30 days prior to arrival will be subject to a 20% cancellation fee. Cancellations within 30 days of arrival will be non-refundable. No refunds or compensation will be given for late arrivals or departures earlier than scheduled.

Deposit Policy

Minimum rental age is 25 years old without exception. A valid photo ID for the primary renter will be required for check-in. Parties that do not meet the age requirement will be denied entry or evicted from a property without refund.

All reservations will be charged a registration fee, cleaning fee, damage waiver and tax. These fees are non-refundable and will appear as a separate line item on the invoice.

All properties are non-smoking. Smoking in the property will result in a $500 restoration fee and will be charged to the credit card used to make the reservation. The damage waiver does not cover damage caused by smoking.

It’s not the good place for recommendation, house’s not clean, every room have ants and termites in the ceiling and under the bed, the pool is cover by seaweed and cannot used. Good location, but not other than that.

The house is located right on the beach which was very convenient and the upstairs balcony had a nice view, however, when it came to the actual condition of the house, it seemed as though the pictures were taken when it was first built/renovated, but the reality was far from it.

There were broken tiles on the roof, rust all over the furniture, and even a hole on one of the outside columns. The railings outside were flimsy and unsafe for the children. The back door is hard to open and when we arrived, the chairs at the dining table inside were wet, I can assume from the previous family that stayed in this house. I understand wet furniture is a reality of being near the water, though I have never stayed at a place that did not do anything to remedy this before the next guest arrives. The microwave also does not spin, which was inconvenient when trying to heat up food for the kids, but a minor issue. The pool in the back would have been a nice feature for the kids, aside from the peeling plaster. When we arrived, we noticed a broom still out though the floors were still sandy and dusty. There were also roaches on the wall we found later that night. It seems as though the house was not properly cleaned, because if it was, they would have found the opened box of condoms inside the master bedroom as well as the marijuana and paraphernalia (I also assume from the previous guests) overall, it did not look well kept.

The house has a nice view, but it seems to be the most rundown house in comparison to its neighbors and for the price of money spent for the house, supposed amenities, and location on the beach, I would have expected better. To be transparent, for 3 nights, the price was near 12k and while the house is definitely doable, but for the price, I do not recommend.

I have been vacationing in Panama City Beach for over twenty years, but this has been my first experience using Airbnb. Each time I rent a house or condo, I expect a few things not to be perfect; dust on fans, not enough towels, and perhaps even a few palmetto bugs, but nothing like what I experienced at 223 Paradise by the Sea.

As advertised, the home was beautiful, once-upon-a-time. The pictures that were used seemed to have been taken recently based on the construction on the house next door, but there were differences. One of my first observations was that several tiles were missing from the roof. This immediately limited our ability to fully utilize the outside spaces as we were cautious about where to sit to avoid potentially getting hit if others were to fall. Next, there were big spots on the bottom of the pool where the paint was missing. This missing paint resulted in some type of chemical reaction with the base material where it turned our feet white when we stepped on those areas; so, we wore shoes while we swam. While most of the outdoor furniture was in good condition, some of the chairs and the chaise lounge chair were so corroded that large chips of rust fell from them when they were used. This rust was very unpleasant to step on. One of the tables on the back porch legs was being held together by zip ties and a plastic grocery bag.

When my family and I entered the house, it looked clean except for the dead bugs on the windowsills and the various live bugs walking and flying around. Many of the blinds had broken slats and there was no carpet in the bedrooms. One of my granddaughters has very sensitive skin, so she washes sheets before she uses them. When she pulled the fitted sheet off, she saw that the mattress pad had not been cleaned. It had stains and dirt in several places. The provided beach towels that were advertised were nonexistent. My biggest surprise was how hard it was to open the doors to go on the porches. They have clearly expanded from moisture over time and no longer fit well. Even my sons-in-law had issues with using the doors. One of them – the one on the balcony of the guest house – was in such disrepair, due to also having a rusted latch, that it could not be fully closed at all.

As advertised, the home was private. I liked that the home was located in a gated community until my family was told that if we wanted to leave the neighborhood on foot for a walk, we were required to either ask to have the security guard escort us through the pedestrian gate or we could walk along a wall and through a flower bed. We found out that the “usual” way to use the actual pedestrian gates was to utilize wristbands or a keycard – but, we were not given those. This became very inconvenient as the security guard was not always at the shed when we passed by. Further, while we had the gate code for vehicles, I was surprised to find that that code changed while we were there, and nobody alerted us to that possibility. My daughter had to leave her vehicle, walk in, talk to the security guard to find out why the code that worked the previous day was no longer working. She was given the code that we were able to use for the rest of our stay.

The “oversized patio with seating for 20 or more that overlooks the beautiful private beach” that was in the description of the property is very misleading. If you want to view the beach from that patio, you would need to stand on a chair. The bushes block the view. Since I’m in my eighties, when I wanted to view the beach, I went to the upstairs balcony that seats two or I walked to the end of the boardwalk that leads down to the beach. We did not need the seating for 20, which was a good thing, because the blue outdoor couches were too sandy and wet to sit on. The blue cushions were like sponges. While I can understand the wetness, housekeeping should have removed the sand. I feel they should have also cleaned up or at least organized the plethora of beach toys, children’s beach chairs, and broken beach chairs that were not only on the patio, but also underneath it and at the end of the boardwalk. The empty water bottles, solo cups, and beer bottle caps should have also been discarded, and the sand should have been swept. Yes, I know, sand will occur on a beach, but this quantity should not have been allowed to accumulate. This did not seem very “upscale.” If the spigot on the patio had a decent hose we could have washed the sand away. The hose was only about two feet long and had a hole in it that allowed water to spray out the side. This was an unpleasant surprise as I was sprayed in the face the first time I used it.

When my son-in-law got a plastic cup from the cabinet, he noticed it smelled. About the same time, my granddaughter got a plate down and said it was sticky. They noticed that there was a smell coming from either the garbage disposal or the dishwasher. My daughter tried to run the disposal and found that it was not working. It made no sound at all. She loaded the dishwasher with what it would hold; plates, bowls, drinking glasses, and even silverware. After supper, the dishwasher was loaded with our dirty dishes and started. When it finished, my daughter noticed the pod was still in the tray. Some powdered soap was still there from the last washing, so she ran it again. This time the pod was

The pictures posted on Airbnb are not what the property look like. I have never had any issues with a rental property until this one. Upon arrival the place looked like it was ransacked outside. One of the bunkbeds had a maggot in it that was there for a long time considering it ate through the sheets. The first night the kids woke us up at 12:30am soaked because the ceiling in the bunk bed room was leaking everywhere! I advised the property manager and they did nothing about it. It looks like they replaced part of the roof a couple years ago but never fixed the issue. I wish I could upload pictures of what this property actually looks like so others can be aware. This place is a hazard. If there was another place for a group of 20 people to stay on Fourth of July weekend we would’ve left the next day.

Place is nothing like the pictures. Paint peeling from ceiling in one bedroom, porch railings missing slats and broken, broken or missing shelves in closets, roof tiles loose and missing, trim missing around some doors, unable to shut off water in one bathroom, sink clogged in guest house, not a single patio umbrella anywhere, gas grill so dirty it was unusable, food crumbs in silverware tray, dishwasher did not get dishes clean, and pool so dirty we were never able to use it. Very misleading advertising about nearly everything but the excellent location. We would never stay here again.

I was very disappointed in the service once we arrived to the rental. I had let them know as soon as we arrived that the pool was filthy and not once did anyone reach out to me. I contacted them again every day until check out and was always told we will get back to you but no one ever called back. I was even told a supervisor would contact me and I have yet to speak with any supervisors. For the amount of money that was paid we expected better customer service and for all the amenities to be available. We were also informed by the security guard that we needed band or key cards to enter and exit the property which were never provided to us. The house is in a great location and the inside was spotless. However, we wouldn’t rent again given the utter lack of care once we arrived.

Beautiful home in the perfect location. Nestled right in between Alys and Rosemary. The home could use a little updating which they are in the process of doing but the location makes up for that. Also, it's right on the beach!! Just walk out the back door and down the steps and there you are. The house is located in a gated community which is not packed full of houses so the beach is not overly crowded which we loved. You felt like you had your own personal beach. Perfect for a large family or several families. The back house is adorable! Also, we were really impressed with the property manager. He was johnny on the spot with anything we needed. We can't wait to visit again!!
